£70m National Housing Bank Investment to Unlock New Rental Homes

The National Housing Bank has committed up to £70 million to a major residential investment fund, aiming to accelerate the delivery of professionally managed family rental homes and attract further private investment into the UK housing market.

The investment, announced on 2 November 2026, will support the Fiera Real Estate Single Family Housing (FRESH) fund, established by Fiera Real Estate and Packaged Living.

Bringing Public and Private Investment Together

The new fund is targeting a portfolio exceeding £1 billion, with a focus on delivering newly built family rental properties in areas experiencing significant housing demand.

The National Housing Bank’s commitment comprises an initial £51 million investment, with a further £19 million available as the fund expands.

Alongside private institutional investment, the fund has already reached £200 million in investment capacity.

This approach demonstrates how public funding can be used to attract additional capital into residential development.

Supporting Housebuilders and Housing Supply

The fund will work with developers and housebuilders through forward-funding and forward-commitment agreements.

These arrangements can provide greater financial certainty for projects, helping developers progress schemes and accelerate construction.

The investment also reflects increasing institutional interest in single-family rental housing, an emerging area of opportunity within the wider residential sector.

For housebuilders, access to long-term investment partnerships could help unlock sites and support more consistent development pipelines.

A New Approach to Housing Delivery

The announcement reinforces the importance of innovative financing models in addressing housing shortages.

With the National Housing Bank aiming to mobilise substantial private capital over the coming decade, partnerships between financial institutions and developers are likely to play an increasingly important role.

For Housing Industry Leaders, the investment raises an important question: how can public and private finance work together to deliver more homes at scale?

As housing demand continues to place pressure on communities, unlocking investment and improving development viability will remain central to the industry’s future.
