£1.5bn Housing Investment Boost Set to Deliver 10,000 Affordable Homes Across England

The UK Government has unveiled a major £1.5 billion funding boost for social and affordable housing, marking a significant step towards accelerating housebuilding and addressing England’s ongoing housing shortage.

The UK Government announces £1.5bn in additional social housing funding to support 10,000 affordable homes across England.Announced as part of the Autumn Budget 2026, the additional investment will support the delivery of approximately 10,000 homes, with a particular emphasis on social rent and council housing.

Major Investment to Accelerate Affordable Housing Delivery

The funding will strengthen the government’s Social and Affordable Homes Programme (SAHP), taking its total investment to more than £40 billion over ten years.

The additional £1.5 billion is scheduled to be allocated between 2027–28 and 2030–31, providing local authorities and housing associations with further opportunities to expand their development pipelines.

The announcement comes amid continued pressure on England’s affordable housing supply, with rising development costs and financial constraints creating challenges for housing providers.

New Financial Support for Local Authorities

Alongside the funding increase, the government has confirmed a one-year extension of preferential borrowing rates for councils through the Public Works Loan Board.

This will allow eligible local authorities to continue accessing borrowing at rates 0.4 percentage points below the standard rate, helping support investment in new council housing.

Plans to introduce VAT relief on land sold to registered social housing providers could also improve the financial viability of future developments.

Together, these measures aim to reduce financial barriers and create more favourable conditions for affordable housing construction.

What Does This Mean for the Housing Sector?

For housing associations, developers and local authorities, the Budget presents an opportunity to strengthen partnerships and accelerate housing delivery.

However, successfully translating government investment into completed homes will depend on planning capacity, construction resources and effective collaboration across the sector.

As demand for affordable homes continues to grow, the latest funding commitments reinforce the importance of long-term investment and coordinated development strategies in tackling England’s housing crisis.
