Miller Homes Set Eyes Firmly on Further Developments in 2024
One of the North East’s leading housing developers has announced plans to build on its 2023 success with the construction of a further 509 homes in 2024. Housing Industry Leaders analyses what this means for the landscape of the housing sector moving forwards.
In a year of expansion, Miller Homes combined a move to new offices at Cobalt Business Park with the launch of a series of new developments in County Durham.
In coming months the company will not only bring current developments to completion, but also embark on new schemes designed to appeal to a variety of buyers and budgets.
Among its key successes for 2023 were the opening of Bishops Walk, on the outskirts of Durham city and Seaham Garden Village – an ambitious development in an area rising in popularity with buyers from within the region and beyond.
Wide range housing sizes encapsulates differing housing needs
Both developments offer a range of two-to-five-bedroom homes aimed at customers from all walks of life, from first time buyers to second steppers and those looking to downsize.
The company has also progressed into the second phases of its developments at Stephenson Meadows development, on the outskirts of Newcastle, Longridge Farm at Bedlington and Lambton Park at Chester-le-Street.
Other developments completed this year include Willows Edge, at Ryton, Roman Fields at Corbridge and Trinity Green outside Gateshead.
Following the completion of land purchases at Tanfield and on the outskirts of Consett, work will now begin to create additional homes in County Durham.
The Station Fields site sits just to the south of the small village of Tanfield – home to the world’s oldest railway, dating back to 1725 – in rural surroundings bordered with trees.
The Miller Homes development of two to five-bedroom properties will include eight, two-bedroom affordable houses, featuring open plan layouts and high spec detailing.
While Fellside Gardens, at Delves Lane, will provide 288 three to five-bedroom properties overlooking the Lanchester Valley.
Strong 2023 foundations give new benchmarks for 2024
Miller Homes regional operations director for the North East, Ryan Lincoln, who will lead the company forward, said it was moving into 2024 from “a strong and stable footing.”
He added that demand for new build properties, spurred by the energy crisis, has been a contributing factor in the company’s success.
Figures show that new-build properties can save buyers, on average, £2,600 a year on utilities alone.
He said: “People are looking at the costs involved in maintaining and updating older properties and contrasting them with new build homes, which are built with energy efficiency in mind.”
He also believes the geographical diversity of the company’s development portfolio has put it in a strong position both over the last 12 months and as it moves forward into 2024.
“We have managed to secure some superb locations across Northumberland, North Tyneside, Gateshead and County Durham which really tap into the growing trend among buyers for a semi-rural location with good road and rail access,” he said.
“And, allied to our January offers, which are designed to help buyers financially and reduce the complexity of house buying, I am confident 2024 will prove to be another strong and successful year for Miller Homes North East.”
