SHS to Revitalise Pioneering Development with Green Loan
Sutton Housing Society (SHS) is to upgrade and extend its first purpose-built development, thanks to support from CAF Bank.
Securing an £8 million loan facility, Sutton Housing Society will add 19 additional self-contained flats for older people to Trickett House alongside an extensive programme of upgrades to improve the development’s energy efficiency and communal areas.
Originally completed in 1967, the proposed extension to Trickett House will be SHS’s third airspace development and forms part of its innovative ongoing development programme.
With limited space available for new developments in the London, the creative programme enables SHS to maximise its portfolio by adding additional floors to its existing buildings – with Trickett House set to gain new floors to its front and rear blocks.
The scheme will incorporate sustainable technology to target energy efficiency
The redevelopment of Trickett House also forms part of SHS’s approach to energy efficiency and sustainability. Rather than replacing existing housing stock with new developments, SHS are instead upgrading their properties to meet today’s needs.
This strategy enables SHS to not only minimise the environmental impact of their upgrade and development programmes, but also provide residents with energy-efficient homes that meet net zero standards.
Alongside the new works, which include new communal air source heat pumps, the existing flats and communal areas will be fitted with new windows, low energy lighting as well as a sustainable drainage system – qualifying Trickett House’s upgrade for a CAF Bank Green Loan.
Designed to finance projects that enable borrowers to achieve their sustainability goals, CAF Bank Green Loans support charities and social purpose enterprises by providing enhanced terms on funding for environmentally beneficial projects.
Commenting on their airspace development programme and CAF Bank’s support for Trickett House’s redevelopment, Robin Roberts, SHS’s Chief Executive, said: “Our approach is a simple one and with the support of the CAF Bank, we are continuing our innovative airspace programme to provide new homes for older people, whilst also transforming our existing schemes for our residents.
“The whole block solution combines new works, stock condition upgrades together with energy enhancements as a single package and allows us to future proof our buildings.”

Named after SHS’s first Chairman, Harry Trickett, the development was the start of a housing portfolio that today comprises over 20 developments across the London Borough of Sutton.
